Account creation, drafting homes and approved publication are free. Real properties require review before publication.
1. Create your owner account
Register with email and password or Google. Verify your email, then complete your profile in the partner workspace. Japanese email registration includes Japanese verification and password recovery emails.
2. Show the actual home
Provide at least six authorized images covering the living space, sleeping area, kitchen, bathroom, entrance or exterior, and floor plan. Distinguish beds from sofa beds, and describe laundry, nearby transit, shops, required documents and support languages. Images must be at least 2,000 × 1,200 pixels, in either orientation.
3. Keep dates current and submit for review
Set available windows in the workspace. Imported calendars are advisory and cannot confirm availability on their own. API snapshots also need a current timestamp and complete date coverage. Homes appear after review, and stale availability pauses new requests.
4. Review requests and agree the details
Review dates and discuss conditions in the request conversation. Acceptance checks for overlapping stays within Okaeri Stay. Operators must separately provide the rental agreement, eligibility rules and deposit return terms. Online payment also requires Stripe onboarding and approval.
Know the costs before you start.
Owner commission is 8% of rent, capped at ¥50,000 per initial stay. Utilities, cleaning, other operator charges and refundable deposits are excluded. It becomes due when move-in is confirmed and is not deducted in advance from the traveler’s checkout.
Owners can also request sponsored placement for an approved home. The pilot offer is ¥9,800 for 30 days. Paid placements are labeled, and neither views nor bookings are guaranteed.
